PNC Mortgage keeps changing the process for me to reinstate my mortgage loan. 1. The first reinstatement attempt, money was returned because it didn't include lawyer fee of 2009.00 2. Second reinstatement voided because of missing paperwork. Forced homeowners insurance is what made my mortgage unaffordable in the first place. On December 27th, a new policy had been obtained, but for some odd reason the fax sent by Nationwide was not received. 3.The new reinstatement amount had increased due to escrow, it went from 109.00 to 2700.00, lawyer fee dropped to 2000.00 and inspection fee went from 45.00 to 54.00. Months of non payment were 8 @ 585.00. 4. On Jan.6th,PNC was contacted for explanation about inaccuracies in regards to the payments and the increased escrow. There was no posting of my new insurance rate, so it had not been updated and I was told my property is in a flood zone and that FEMA requested a flood policy. 5. Jan. 10th 2012, FEMA stated that there was no request from their office and that it was the lender. My Nationwide agent spoke with PNC rep. with about the forced policy and why it was a standard policy (high risk) instead of priorty (moderate to low risk). The explaination was based on 1986 records for the area and PNC didn't read the total explaination of the property's location. The house isn't in a flood zone, but the land is. A standard policy is 250,000 replacement cost for the building. FEMA explained that my property would only be rebuilt at the value of 117K, nothing over that amount. Which meant paying a higher premeium than necessary. If I wanted to have standard insurance inspite of the insurance company recomendations, a certificate of elevation would be needed at a cost of 300.00(homeowner cost) Also, when the flood policy number was given to the Flood Insurance Program, it didn't match their records. 6. Third reinstatement included the forced insurance escrow which I refused to pay. The lawyer fee had been reduced to 775.00, the inspection fee was now 63.00 and was due four days later. There was still no reduction in monthy mortgage amount eventhough the new homeowner policy had been recorded. 7. Jan. 23rd, 2012. After several calls to PNC, asking about the forced flood insurance, was told by PNC rep. (coporate office) said the flood insurance was added after the first reinstatement because of policy reveiw during the months of Oct. through Dec. My question was why wasn't this also in effect in 2010 when the policy was reviewed? He said there was a change in my flood policy and a letter would be sent with explaination. 8. A homeowner flood insurance policy was paid on Jan.24th and faxed to PNC rep. A. Since this time, a copy was received in the mail and also to my Nationwide agent. When PNC Mortgage was contacted yesterday ( G ), it had not posted in their system, no fax had been received. G asked for a copy of the policy to be faxed to her personal number, it was yesterday and followed up by calling today. 9.G, at first put me on hold, then returned to put me on hold for 14 minutes, then returned saying she could not respond because the computer was having problems and I needed to call back. Everytime information is forwarded to the PNC rep.s personal fax number it is never received or never post. Meanwhile, the fees are constantly changing as they search for a new loophole. Also, the law firm Samuel I White could have accepted 775.00 in fees when the first reinstement was attempted since nothing has changed in thier services! The first reinstatement has a date of November 18th, 2011,as the date of notification, it is wrong. PNC rep. Cliff and myself were on the phone with the law firm. A secretary told us the amount by phone but said it wasn't official and that it would take three to five days to complete. An email with this information came November 22nd, and an attempt to pay PNC via western union (Nov.23rd,2011), was made after contacting the law firm. My money was returned because it did not include lawyer fees on Nov.28th ,2011. 10. Nov.23rd Sam I. White attorneys were in Newport News courthouse at 8:18 am, making themselves substitute trustee over my property. I wan to know is it legal for a law firm to list property for sale on their website and not post it in the local paper?
